Appraisal Terms & Responsibility
Your setup, authorised data access and professional appraisal responsibilities.
Read these notes with the general terms
These notes explain the responsibilities specific to Anana and AnMagic Appraisal. The AnMagic Terms of Service & Responsibility apply alongside them. See also the Appraisal privacy notes.
Eligibility and setup
Appraisal is intended for licensed New Zealand real estate agents. Setup requires your REA licence number, your own report template, 5–10 previous CMA examples and permitted access to the property data services you use. Only supply examples that you are entitled to share, removing irrelevant client information where practical.
Setup is targeted within 48 hours after the complete materials and required permitted access are received. Once configured, Anana is designed to create a complete CMA from an address in around one minute. Missing materials, access issues, data availability or technical delays can affect these targets.
Your chosen property data services
Any authorisation must be permitted by your agreement with the relevant data service, including REINZ where applicable. We agree an access method during onboarding. Do not send passwords or authentication codes in a demo request or routine email, and do not grant access prohibited by your provider.
AnMagic does not include or resell a data-provider licence unless this is expressly agreed. Provider restrictions on access, attribution, redistribution and use of data continue to apply. A reference to a data provider or agency does not mean AnMagic is endorsed by it.
The agent’s appraisal responsibility
Anana prepares the report in your configured format. Before issuing it, the licensed agent must review the property information, relevant current market conditions, comparable sales, assumptions and appraisal conclusion. Check that the comparison is appropriate and that any lack of directly comparable evidence is properly explained.
A CMA is an appraisal aid, not a registered valuation or a guarantee of the final sale price. Producing a report from an address does not remove any need to view the property or exercise the skill, care and professional judgement required of the agent. AnMagic does not independently certify compliance with REA rules.
Plans and credits
Standard is NZ$49.99/month for 4,000 credits, and Pro is NZ$89.99/month for 8,000 credits, including GST. A CMA is estimated at 244 credits: about 16 reports on Standard or 32 on Pro when the allowance is used for CMAs. Each user gets one free month with 4,000 credits, regardless of the chosen plan.
From month two your selected plan renews automatically unless cancelled. Subscription credits reset each billing cycle and do not roll over. Add-ons cost NZ$15 for 1,000 credits and never expire; monthly credits are used first. No automatic top-ups. See the pricing guide and cancellation and billing terms.
