Terms of Service & Responsibility
The website, subscriptions and professional use of our AI tools.
About these terms
These terms cover the AnMagic website and the AnMagic services supplied by AnMagic Limited, New Zealand. Contact us at [email protected]. Read them together with our Privacy Policy and the product notes for Inspection or Appraisal.
Aowow helps prepare inspection reports from photographs. Anana helps prepare comparative market appraisals (CMAs). Amumu, our development-management companion, is still in development and is not an available service.
The public website presents our products, pricing and contact options. The AnMagic app at portal.anmagic.com is where you create an account (including with Sign in with Google), upload materials, generate reports and manage subscriptions. Choosing a plan on the public website does not by itself activate a subscription; a subscription starts only when you complete checkout in the app.
Who can use the services
You must have authority to act for the business you represent and to provide the property information and other materials you submit. Keep your contact and account information accurate, protect account access and tell us promptly if you suspect unauthorised use.
Appraisal is intended for licensed New Zealand real estate agents; a valid REA licence number is required during setup. Inspection users must have authority to carry out the relevant inspection and handle the photographs and personal information involved. The Appraisal licence requirement is not a general requirement for browsing this website or using Inspection.
Do not use the services unlawfully, infringe someone else’s rights, upload irrelevant sensitive information, attempt unauthorised access or bypass restrictions imposed by a data provider.
Complete reports and professional responsibility
Our tools generate complete reports to support your work. AI can make mistakes, omit information or interpret an image or data point incorrectly. The person issuing a report must check the property details, observations, comparisons and conclusions, correct errors and decide whether the report is appropriate for its intended use.
Inspection relies on the photographs and information provided; it does not replace an on-site inspection, detect every defect or certify a property’s safety or legal compliance. Appraisal produces a CMA to support an agent’s assessment; it is not a registered valuation or a guarantee of a sale price, lending decision or investment outcome.
AnMagic does not independently certify that a report meets every statutory, agency, tenancy, insurance or professional requirement. Your professional obligations and any required specialist inspections or advice still apply. See the relevant product notes for more detail.
Your materials and third-party rights
You retain any existing rights you have in your photographs, templates and other supplied materials. You give AnMagic permission to process and reproduce them as necessary to set up and provide the service you request, including generating your reports. This does not transfer ownership of third-party data or give you rights that your data provider has not granted.
Only provide material that you are entitled to share and use for this purpose. Where it includes personal information about owners, tenants, occupants or clients, meet the applicable collection, notice and disclosure requirements. Our Privacy Policy explains how information is handled and how privacy requests can be made.
You may use your completed reports for lawful professional purposes, subject to your review and any rights or restrictions that apply to the source material. The AnMagic website, branding and character artwork remain subject to their existing intellectual-property rights.
Emails you send through AnMagic. AnMagic can send inspection notices and reports on your behalf, either from [email protected] (with replies directed to your email address) or from a Google or Microsoft account you connect. Emails are sent only when you click Send. You are responsible for the content and recipients of every email, including any draft suggested by AI. AI-drafted emails may contain errors or incorrectly describe tenancy obligations or legislation; review them before sending. You can disconnect a connected email account at any time; see our Privacy Policy for how that data is handled.
Plans, free month and automatic renewal
The published prices are in New Zealand dollars and include GST. When a subscription is activated, the available plans are:
| Plan | Price | Credits |
|---|---|---|
| Standard | NZ$49.99 / month | 4,000 per monthly billing cycle |
| Pro | NZ$89.99 / month | 8,000 per monthly billing cycle |
| Add-on | NZ$15 one-off | 1,000; never expire |
Each user is eligible for one free first month containing 4,000 credits, whether they select Standard or Pro. From month two, the selected plan renews automatically each month at its stated price and credit allowance unless cancelled. A payment method is required before a subscription is activated. Your activation date and renewal details must be shown when you agree to subscribe.
Payments are processed by Stripe. A card is required to start the free month; you will not be charged if you cancel before the free month ends. After that, your card is charged automatically at each renewal.
Changing plans. During the free month, a plan change applies immediately at no charge, and your first payment is at the new plan’s price. After the free month, an upgrade applies immediately: you are charged a prorated amount for the rest of the current billing cycle and receive a prorated share of the extra credits. A downgrade applies from your next renewal; the current cycle is not refunded.
How credits work
Subscription credits reset at the start of each monthly billing cycle. Unused subscription credits do not roll over. A separately purchased Add-on contains 1,000 credits that never expire. The current monthly subscription credits are used before Add-on credits. Extra packs are purchased only when you choose; there are no automatic top-ups. Starting a new report requires a balance of at least 200 credits. A report that has already started is allowed to finish even if it uses more credits than your remaining balance; any shortfall is deducted from credits you receive or purchase later.
Report usage and quantities are estimates. Inspection usage varies with the number of photos and processing needed; a report with about 100 photos is estimated at 390 credits. An Appraisal report is estimated at 244 credits. See the Inspection and Appraisal credit guides for the complete examples.
The no-expiry rule for Add-on credits concerns the credit balance; it does not mean photographs, reports or personal information are retained indefinitely. Retention and account-closure requests are addressed in the Privacy Policy. Contact us before closing an account if you have an unused Add-on balance.
Cancellation, billing questions and refunds
You can cancel a subscription at any time in the AnMagic app under Profile → Subscription, or by emailing [email protected] from the email address associated with your account. Cancellation takes effect at the end of the current billing cycle: you keep your subscription credits until then, and no further renewal is charged. Unused subscription credits end when the subscription ends; Add-on credits are not affected.
If a charge or credit deduction appears incorrect, or a service problem affects a paid report, contact [email protected] with the relevant details so we can investigate and provide any remedy required. Cancellation does not limit any refund, repair or other remedy available under applicable law. These terms do not impose a blanket “no refunds” rule.
The treatment of an existing Add-on balance on an account-closure request will be confirmed with you; the balance does not acquire an expiry date simply because monthly renewal stops.
Data services and authorised access
Appraisal is configured around your report format and the property data services you use, such as REINZ. Any access you authorise must be permitted by your own agreement with that provider. AnMagic does not supply a third-party data licence merely by providing an AnMagic subscription.
We will agree the access method during onboarding. Do not send passwords, authentication codes or payment-card details in a demo request or routine email. Do not grant access that your provider prohibits. Data-provider availability, permitted uses and source-data quality can affect the service; naming a provider does not imply its endorsement of AnMagic.
Setup, processing times and availability
For Appraisal, the setup target is within 48 hours after we receive your REA licence details, template, 5–10 previous CMAs and the required permitted access. Report generation is designed to take around one minute after setup. These are service targets, not unconditional guarantees; incomplete materials, access restrictions, data-service delays or technical issues can affect timing.
Services may require maintenance and may experience interruptions. We will use reasonable care in providing the service and communicate material issues affecting a requested setup or service. A description of a coming-soon feature is not a promise that it is currently included in a plan.
Responsibility and your legal rights
AnMagic is responsible for its own obligations under applicable law. You are responsible for the accuracy and lawfulness of the material you provide and for the professional decisions you make when using or issuing a report. We do not guarantee commercial results, a sale price, complete detection of property defects or outcomes that depend on information or circumstances outside the service.
Nothing in these terms excludes, restricts or modifies any right, guarantee, liability or remedy that cannot lawfully be excluded, including any applicable protection under the Consumer Guarantees Act 1993, Fair Trading Act 1986 or Privacy Act 2020. A report limitation does not remove AnMagic’s own legal responsibilities. Liability for any particular issue is subject to applicable law.
Privacy and information requests
Our Privacy Policy describes the information involved in the website and each product, the purposes of processing, third-party services, retention, access and correction requests. Providing another person’s information does not transfer your own privacy obligations to AnMagic or remove ours.
Changes, New Zealand law and contact
These terms are governed by New Zealand law. We will give reasonable notice of material changes to a paid subscription’s price or terms before those changes apply, with an opportunity to cancel future renewal. Publishing a revised page does not retrospectively change an agreed payment.
For service questions, cancellation, billing concerns or a dispute, contact AnMagic Limited at [email protected]. Privacy concerns can be addressed to the Privacy Officer at the same address. This does not prevent you from exercising any right to contact a regulator or seek an independent legal remedy.
